Tl;dr – With several high-end openings planned, the city’s luxury accommodation scene should look significantly different in a few years.
Earlier today, I took a look at the newly announced Pendry Nashville. Well, we should also see a few more marquee properties enter the Nashville market over the coming years. There are plans for a luxury tryptic – a St. Regis, Ritz-Carlton, and Edition – from the “M”, as well as an Equinox, furthering the luxury wellness brand’s goal of diversifying beyond fitness centers. Fun fact: Nashville is second only to New York City in the number of rooms set to open this year. I did not have this on my bingo card. Let’s dive in!
St. Regis Nashville
The St. Regis Nashville is a project from Turnberry, the same development firm behind the existing JW Marriott Nashville. As neighbors of the JW Marriott, the St. Regis will complete the Marriott according to City Now Next.
Located in downtown Nashville, the St. Regis will have 177 keys, as well as 111 condos. There will be both a fine dining restaurant and a full-service three-meal restaurant, and of course, the lobby bar. Guests can enjoy a full-service spa, in addition to two amenity decks.




And if this dramatic paper napkin rendering is any sign of what we’re in for, oh boy, I can’t wait.

I mean, who doesn’t love some good ole casual ‘back of the napkin math’ right? Ah yes, the ever-classic ‘i’m-just-gonna-grab-a-cup-of coffee-and-discuss-complex-architectural-plans-and-oh-gosh-darn-it-I-forgot-my-sketch book-don’t-you-hate-when-that-happens-no matter-just-pass-me-that-there-sereviette-next-to-your-pumpkin-spice-macchiato-that-you’re-not-using-I-have-an-idea!’ energy.

No opening date is set, but construction *is expected* to begin later this year.
Ritz-Carlton Nashville
The story for the planned Ritz-Carlton Nashville has already seen its fair share of plot twists. Since its original announcement in 2021, there have been a slew of cancellations and scrapped plans. Just last year, Marriott dropped Tim Morris and M2 Development Partners’ plan and swapped in MarketStreet Enterprises and Corner Partnership for a project based in Nashville’s Gulch neighborhood.
MarketStreet owns the property that’s the proposed site of the Ritz-Carlton – the firm recently moved its offices away from the building – so I’d imagine there’s less red tape associated with these development plans.
As for the hotel, things are still very early, and development plans are being finalized. Outside of a look at the proposed future location, there aren’t many concrete details about the actual hotel.

Edition Nashville
When the Edition Nashville opens, the city will join an exclusive list of cities to complete the “Marriott Luxury Lineup,” having an outpost of all six of Marriott’s top-end brands: the Ritz-Carlton, St. Regis, JW Marriott, EDITION, The Luxury Collection, and W Hotels.

The Edition Nashville will be located in The Gulch, and development plans also call for 84 residential units occupying the top 15 floors of the building. The project is already listed in the “Coming Soon” section on the Edition’s website. Residential sales are already live.
Current plans call for 282 guest rooms, making the Edition significantly larger than the other hotels on this list. There will be a signature full-service restaurant, a rooftop bar with skyline views, and a chic poolside bar.




There is also talk of including an entertainment venue (approximately 5,200 square feet) to host live events.
Equinox Nashville
Stop me if you’ve heard this before, but there’s going to be a luxury hotel developed in Nashville’s The Gulch neighborhood. Also destined for The Gulch is the Park Place Equinox Hotel Nashville. The Congress Group and Taurus Investment Holdings, the same development firm behind the Four Seasons Nashville (opened in 2023), are in charge of spinning up the 245-key outlet.

At some point soon, I’ll do a deep dive on Equinox’s expansion into hotels (and the greater hospitality realm), but one thing to know (which shouldn’t come as a surprise) is that all Equinox hotels will include an Equinox fitness club. The club at the Park Place Equinox will be 18,000 sq ft and include a spa, a rooftop pool, and the brand’s signature lounge.
I haven’t spent much time in Nashville, but I can see why Equinox targeted Nashville as the location of its second US hotel project. It’s hard to identify in just one word. However, Nashville and Equinox both exude that “trying a bit too hard, kinda ‘glamorous’, still about the ‘wellness’ but also kinda not really, we’re mostly about making sure you pay us money and don’t cancel your gym membership’ vibe.”
